Brokerage-managed, REIT-owned, third-party managed, self-managed — each model approves roof spend differently. Here is how we work with each.

Property management models we work with

Las Colinas — Irving, TX

Las Colinas mixes 1980s Urban Center towers with low-rise campus office, flex and newer mixed-use around Water Street. A lot of the low-slope stock is on its second or third membrane.

Legacy & West Plano — Plano, TX

Legacy Business Park and Legacy West combine corporate campuses, newer Class A office and dense retail and restaurant pads, with 1990s flex further east along the Tollway.

Downtown Dallas — Dallas, TX

The CBD is high-rise towers, converted historic buildings and structured parking, where roof areas are small, crowded with mechanical equipment and reached by crane or hoist rather than a ladder truck.

Uptown & Oak Lawn — Dallas, TX

Uptown is mid-rise office, dense multifamily, hotels and street-level retail on tight sites, so staging space and street closures are usually the hardest part of a roof project.

Richardson & Telecom Corridor — Richardson, TX

The Telecom Corridor along US 75 runs from 1980s single-story tech flex to renovated campus office and the newer CityLine development, with large contiguous roof areas.

Frisco — Frisco, TX

Frisco is mostly post-2000 construction — newer Class A office, medical office, hotels and heavy retail pad development along the Tollway and Preston Road.

Addison — Addison, TX

Addison packs mid-rise office, one of the densest restaurant concentrations in North Texas and older flex near the airport into a small footprint. Our office sits just south of it.

Arlington & Mid-Cities — Arlington, TX

Arlington and the Mid-Cities carry entertainment-district hospitality, large retail centers, industrial along SH 360 and a deep stock of 1980s flex and apartment communities.

Fort Worth — Fort Worth, TX

Fort Worth runs from CBD towers and historic masonry buildings to hospital-district medical office and the medical and retail corridors along I-30 and West 7th.

Alliance & North Fort Worth — Fort Worth, TX

The Alliance corridor is big-box distribution and logistics on metal deck, with supporting flex, hotels and retail — roof areas here are measured in hundreds of squares.
