Had this company come out to look at doing some repairs on my roof. They ended up nailing down some things that came up during the wind storms at no charge. They are super nice, friendly and funny. Great team. I will be doing business with them in the future.

Overview of EPDM Rubber

EPDM stands for ‘ethylene propylene diene monomer,’ it is a synthetic rubber compound. It consists of ethylene, propylene, and a small diene monomer.

It is compatible with wood, concrete, and metal and is extremely flexible in material selection.

As mentioned earlier, commercial buildings with low slopes or flat roofs widely use it. Due to its flexibility and seamless installation, it works very well for such applications.

Furthermore, it easily integrates into a green roofing system, promoting sustainable environmental property practices.

Other alternatives to flat roofs like EPDM are TPO and Bitumen Modified.

EPDM is traditionally available in black, but also can be ordered for white.

Installation Guide

We install EPDM in three different ways.

Adhered Installation

The adhered installation system uses formulated adhesives to bond the EPDM membrane to the roof underlayer.

It provides a smooth appearance. Also, it’s suitable for different kinds of roof shapes and sizes.

Mechanically Fastened

We attach the EPDM membrane to the deck with screws and plates in a fastened installation.

It is well suited for commercial buildings where they experience strong winds. Also, it is very suitable for flat or low-slope roofs.

Ballasted Systems

We install the EPDM using ballast materials such as large stones or concrete pavers in a ballasted system.

The ballast provides extra thermal mass, contributing to a more energy-efficient roof. Also, it is pretty suitable for penetrations that are minimized.

EPDM can be seamlessly installed with rooftop ventilation and HVAC units. The membrane is quite resistant towards gas exposures.

Advantages of EPDM Rubber

Weather Resistance

From intense heat and sunlight, wind storms, occasional heavy rainfalls, to hail storms; Dallas-Fort Worth experiences it all.

Texas is one of the top three states in America that experiences extreme hail storm damage yearly.

But, EPDM is quite resistant to these weather conditions.

It can withstand prolonged exposure to such elements without degrading quality for a long time.

Durability

Due to the nature of the material, EPDM rubber is quite durable.

It can last a few decades if installed properly with a quality material.

Also, it is resistant to UV radiation, weathering, and ozone exposure.

At the same time, it remains adaptable in extreme heat and does not brittle in cold weather, preventing the roof from cracking.

Easy Installation & Maintenance

Any experienced roofing contractor will tell you that most EPDM roofing projects can be completed within a day.

It requires minimal maintenance and you are less likely to require any repairs.

As an added bonus, it is also resistant to mold and mildew.

Our team of roofing experts have walked countless roofs in Dallas-Fort Worth, we can attest to the simplicity and speed of EPDM installations.

If you’re looking for a non-traditional EPDM roofing color, we can help you explore options that add style.

It can also reduce costs by better reflecting sunlight.

Cost Effective

EPDM roofing installations are cost-effective for commercial properties compared to other roofing membranes such as metal.

For a 1,500-square-foot place, you can expect to pay somewhere from $8,000 to as high as $20,000 for an EPDM roofing system.

On average, it is $8,000 to $14,000 per project.

It has a reasonable initial cost.

Considering, it can last as long as 30-50 years*.

It’s a good choice, considering its durability and performance over a long period.

Also, EPDM roofing systems have built-in compatibility for solar panel installation.

It allows property owners to incorporate solar technology into their roofs, making them protective and energy-efficient.

Cons of EPDM Rubber

Seam Issues

Properly sealing the seams during the installation process is crucial to prevent any leakage in the future.

In this area, heavy rain can happen suddenly. If the seams are not sealed properly, it can cause leaks and damage to your property inside and outside.

And this is one of the main reasons you should hire a reputable contractor to care for your roof.

UV Sensitivity

Although EPDM is highly resistant to UV, prolonged exposure can affect its performance.

In Dallas-Fort Worth, sunlight can be considered for 330 days or more out of 365 days.

And some days can be full of blazing and intense heat during the daytime.

You will need to perform occasional maintenance to monitor any potential UV effects.

Expansion & Contraction

EPDM roofs will expand and contract in response to weather during summer and winter days.

This is why we always keep this movement in mind throughout the installation process.

Otherwise, a lot of stress may be put on the seams, which could affect the roof’s durability.
